Older Upland Homes Need a Lighter Touch

Pressure washing in Upland calls for more care than in a brand-new tract. The oldest part of town, once called Old Magnolia, lies east of Euclid Avenue between 8th Street and Arrow Highway, and the city itself dates to 1906. Older plaster, painted wood trim, original brick and aged concrete can be damaged by too much pressure. We match the method to the material: soft washing for walls and roofs, moderate pressure for sound concrete and hand detailing for delicate trim.

From North Ontario to Upland. Upland was the northern part of George Chaffey's Ontario colony, known as North Ontario or Magnolia. Residents voted 183 to 19 to incorporate, and the city became official on May 15, 1906. Citrus groves covered much of the land until rising values after World War II led growers to sell, and the 1954 San Bernardino Freeway sped up the shift to houses and shops. That history means Upland has homes from many decades side by side, each with its own exterior materials.

Euclid Avenue and downtown. Chaffey planned Euclid Avenue as a 200-foot-wide double drive with a center parkway, and it was added to the National Register of Historic Places in 2005. A 3-mile bridle path runs down the median from Foothill Boulevard to 24th Street. Historic Downtown Upland has nearly 200 businesses. For shops and restaurants there, we clean sidewalks, storefronts, patios and dumpster areas, early in the morning before customers arrive, using methods that are gentle on older masonry.

A town on a slope. The land rises from about 1,175 feet at 7th Street and Euclid to 2,000 feet at 24th Street. Homes higher up the hill, near San Antonio Heights, tend to see more wind-blown debris and leaf drop from mature trees. On sloped lots we also plan where rinse water will run, so it soaks into landscaping instead of running down the driveway into the street.

Getting ready to sell. Upland has one of the lower same-house rates in the area: 88.5% of residents lived in the same home a year earlier, which means more homes changing hands. With a median owner-occupied value of $739,400, a clean exterior matters in listing photos. A pre-listing package usually includes:

  • A soft wash of the stucco or siding
  • Driveway and front walk cleaning
  • Patio and pool deck cleaning
  • Block wall or fence cleaning where buyers will see it
  • Roof soft washing if streaks show from the street

We can work on a tight timeline before photos and give you a written scope for your agent.

Climate notes. Upland has a semi-arid, hot-summer Mediterranean climate. July highs average 92 degrees, the record is 113 degrees, and July and August get essentially no rain. Dust builds on every surface through summer, and the first fall rains turn it into streaks. A wash in late spring or early fall keeps that from setting in.

Upland in Brief

  • A 1906 city with citrus roots. Upland incorporated on May 15, 1906, after a 183 to 19 vote. It was the northern part of George Chaffey's Ontario colony, and citrus groves gave way to housing after World War II.
  • Euclid Avenue historic corridor. Euclid Avenue, planned as a 200-foot-wide double drive, was added to the National Register of Historic Places in 2005, and a 3-mile bridle path runs down its center from Foothill Boulevard to 24th Street.
  • High-value homes that change hands. The median owner-occupied home value is $739,400, 57.1% of homes are owner-occupied and 88.5% of residents lived in the same house one year earlier (Census ACS, 2020 to 2024).
  • Hot, rainless summers on a slope. July highs average 92 degrees with a record of 113 degrees in July 2006, and July and August average no rain. Elevation rises from 1,175 feet at 7th and Euclid to 2,000 feet at 24th and Euclid.

Upland Questions

Is pressure washing safe for an older Upland home?

Yes, done the right way. Older plaster, wood trim and brick get a low-pressure soft wash instead of a high-pressure blast. We look for loose paint or cracks first and point them out before we start.

How quickly can you clean a house before listing photos?

Tell us your photo date when you call. A typical home can usually be done in one visit, and we try to fit pre-listing jobs ahead of the photographer.

Can you clean sidewalks for a downtown Upland business?

Yes. We clean storefront sidewalks, patios and dumpster areas early in the morning, before opening, and can set up a recurring schedule.

Where does the water go on a sloped lot?

We plan that before starting. Rinse water is directed into lawns and planters where possible, and we use covers or capture near street drains so wash water does not run down the hill into the gutter.
