Foothill Homes, Valley Heat

Pressure Washing in Highland looks nothing like the work we do on the cabins up the hill. Highland sits at about 1,309 feet at the foot of the San Bernardino Mountains, July highs average around 92°F, and many homes are stucco with concrete driveways, block walls and tile or composition roofs. The cleaning issues are dust, hard-water spotting from sprinklers, tire marks, rust stains and the grime that builds up on surfaces baked by the sun.

Busy households, heavy use

Highland's average household is large, at 3.47 persons in recent Census estimates, and 93.4% of residents lived in the same house a year earlier. More people mean more cars on the driveway, more foot traffic on walkways and more wear on patios. The jobs we see most here:

  • Driveway and walkway cleaning, including oil spots and tire marks
  • Stucco house washing at low pressure to protect the finish
  • Block wall cleaning, including efflorescence and sprinkler staining
  • Roof soft washing for tile and composition shingles
  • Solar panel cleaning to remove dust buildup
  • Commercial washing for storefronts, sidewalks and dumpster pads

Block walls and sprinkler stains

Almost every Highland backyard has a block wall, and lawn sprinklers that hit those walls leave white mineral rings and orange rust streaks. Efflorescence, the white powder that comes out of masonry, is common too. Plain pressure will not remove most of these marks; they need the right cleaner and some dwell time. We test a small section first and tell you how much improvement to expect.

Stucco needs a light touch

Stucco is porous and can chip or blotch when sprayed at close range with high pressure. We soft wash it, which removes dirt and mildew without etching the surface. Washing is also a good step before repainting, since paint sticks better to a clean wall.

Living near the wildland edge

Highland borders the mountains, and fire has come close more than once. The 2003 Old Fire threatened the city, and the 2024 Line Fire started near Highland, with evacuation orders for foothill neighborhoods on September 7. Cal Fire runs the city's three fire stations under contract. After a fire nearby, ash and soot settle on roofs, solar panels, patios and pools. We clean that residue with low pressure so it is not driven into stucco or grout.

The historic district

The Highland Historic District on Palm Avenue covers the city's oldest areas, including the original townsite, citrus packing houses and the historic commercial core, from the era when the area was known for navel oranges. Older brick, wood and plaster in that area should be cleaned gently, and owners may want to check whether any planned exterior changes need city review.

East and west sides of the city

City Creek splits the school districts, with Redlands Unified to the east and San Bernardino City Unified to the west, and the city is commonly divided into Highland, East Highland and West Highland. We serve all of it, from older homes near the historic core to newer tracts in the east.

Highland Questions

Can you remove sprinkler stains from my Highland block wall?

Often, yes, or at least lighten them a lot. Mineral rings and rust streaks need a specialty cleaner and dwell time rather than more pressure. We test a small area first, and it also helps to adjust the sprinklers so they stop hitting the wall.

Will pressure washing damage my stucco?

Not when done with a soft wash. High pressure up close can chip stucco and leave marks, so we use low pressure with a cleaning solution. It is also a good way to prep stucco before painting.

Can you clean ash off my roof and patio after a nearby fire?

Yes, once the area is open and safe. We rinse ash from roofs, solar panels, patios and walls with low pressure so it is not ground into surfaces, and we keep runoff out of pools where possible.

What time of day do you wash in Highland summers?

Mornings. With July highs around 92°F, cleaning solution and rinse water can dry too fast in the afternoon and leave streaks or spots on windows and stucco. Starting early gives us cooler surfaces and better results.
